An owner owns the building and the land it sits on. This is NOT a timeshare. The remaining land is considered common areas and is maintained by the association and/or Grand View Lodge.
An owner may occupy their unit 42 nights (approximately 6 weeks) from May 1-October 31 (high season) each year. From November 1-April 30 there is no restriction on owner usage. During the high season, our present owners use them an average of 13 nights, but it is a personal choice of each owner. Also, there are no restrictions as to when the property can be enjoyed by the owner. Simply make a reservation and enjoy. The contract might limit the number of consecutive nights the owner may use the property.
The owner enters into a rental and management contract with Grand View Lodge. Under the contract, the days that the owner is not enjoying the property, Grand View Lodge will make the unit available for rental. It is from these rentals that revenue is generated which is then split between the owner (approximately 60% of the revenue goes to the owner) and Grand View Lodge.
With an active contract, owners receive an annual Resort Membership. With that, the owner and anyone that stays there, has full use of all amenities offered by Grand View Lodge. These include use of the pool, fitness center, beaches on Roy Lake and Gull Lake, discounted golf on all three courses, tennis, on premise spa, Kids Club, planned activities, and discounted dining at any of our resort restaurants.
Revenue varies with the main factor being owner usage (i.e. if an owner were to use the unit for 10 days over the 4th of July holiday and for several weekends in the high season, their anticipated revenue would be less than an owner that uses their unit for 3-4 weekends during the high season and a couple times over the winter months).
Expenses vary. However, an owner can expect responsibility for gas, electric, phone, internet/cable and association dues. In addition, any maintenance costs, annual linen/small wares fee, carpet cleaning, annual “deep cleaning” and liability insurance. Insurance of the structure itself is covered by the association dues.
